Well Water Treatment in Sanford, FL: Seminole County's Private Well Challenges

Sanford sits in Seminole County along the southern shore of Lake Monroe, at the northern edge of the greater Orlando metropolitan area. While City of Sanford Utilities serves much of the urban core, significant portions of Seminole County — particularly its rural and semi-rural areas — depend on private wells drawing from the Floridan Aquifer. What Sanford-Area Wells Produce

The Floridan Aquifer is Florida's primary drinking water source — a vast system of limestone formations that holds enormous quantities of water filtered through ancient carbonate rock. That limestone contact is both the aquifer's asset (natural filtration) and its primary water quality challenge: the water dissolves calcium, magnesium, and bicarbonates from the limestone, emerging with high mineral content. Sanford-area wells in Seminole County typically produce water testing between 15 and 25 grains per gallon (GPG) of hardness — well into the very hard classification.

Hydrogen sulfide is the most immediately noticeable problem for many Sanford well owners. The characteristic rotten egg smell is produced by sulfur-reducing bacteria and dissolved hydrogen sulfide gas in the aquifer. While not a health hazard at the levels typically found in Florida wells, it makes water unpleasant for drinking, cooking, and bathing, and indicates a reducing environment in the well that may support bacterial growth.

Iron and manganese are common in Seminole County's Floridan wells. Iron produces a metallic taste and, at higher concentrations, orange-brown staining on fixtures, laundry, and irrigation areas. Manganese stains black rather than orange, is associated with neurological effects at higher concentrations, and is not removed by iron-specific filtration without specific treatment.

Tannins appear in Sanford-area wells near Lake Monroe, the St. Johns River floodplain, or low-lying areas with organic-rich soils. Tannins color the water yellow or brown, interfere with disinfection, and cause softener resin fouling if not removed upstream of the softener.

The Treatment Sequence for Sanford Wells

Shock chlorination or UV disinfection — private wells lack the ongoing disinfection that municipal water receives. Annual shock chlorination and an in-line UV disinfection system protect against bacterial contamination. Lake Monroe's proximity and the St. Johns River floodplain make surface water intrusion a realistic risk during high-water events.

Oxidation and filtration for iron and H2S — an air injection system or chemical oxidation stage converts dissolved iron and hydrogen sulfide to filterable solid forms. A catalytic media filter then removes the oxidized compounds. This stage must precede the water softener, as iron will foul the softener resin rapidly if iron-laden water contacts it directly.

Water softener — removes calcium and magnesium hardness from the pretreated water. Sizing for Seminole County's 15-25 GPG range requires appropriate resin capacity.

Reverse osmosis — for drinking and cooking water quality, an under-sink RO system provides the highest level of purity regardless of the well's baseline mineral content or seasonal variation.
